Whilst there is no set definition for what makes up fixtures and fittings, but as a general rule of thumb fixtures is an item or items that you would expect to find in a private dwelling that is bolted to the floor or walls. Fittings again would be an item you would find in a home that is free standing or hung by a nail or hook.
